Passively invest in this thriving apartment complex in Goodyear, AZ, a suburb of Phoenix, which is one of the top 10 fastest-growing cities in the United States.
We have been following this property since it was built in 2022 and have now purchased it at a $21 million discount due to negotiating for nearly 6 months and buying directly from the Builder. We will close in June 2023.
Cabana Encanto is a 286-unit value-add multifamily asset that was thoughtfully designed with sought-after amenities [take a look at the beautiful pictures!] It offers attainable luxury for residents that provides the lifestyle they desire at an incentivizing price point.
Ascent is thrilled to announce this rare gem in the current market because it is a recession-resistant deal. Encanto is a new construction that already has cash flow. This de-risks unforeseen out-of-pocket expenses, which leaves more money to return to our investors.
More importantly, due to the low price per unit we received, the property will be able to outcompete other new construction by offering lower rents while still turning a profit (ie.1600 a unit at Cabana Encanto vs. 1900 at other new construction). We are buying the Encanto at 222k per unit while the average price in Phoenix is almost 270k per unit and other Cabana properties are over 320k per unit.


Even though it is a gorgeous new build, there is still significant value-add opportunity. Currently, the studios and one-bedrooms are renting out washers and dryers, so we will be providing these as permanent fixtures to these units. Additionally, we will convert the shared laundry spaces into brand-new units.
Not only that, but there is ample room for upgrades in the outdoor community spaces, providing reserved parking, bundled services, and making operational improvements.
We expect significant value to be added after the renovations are complete.
